Window Track Detailing in Miami, FL

Window Track Detailing

What's included

Every Miami home has at least one sliding glass door that sticks. The track fills with sand from the yard, salt from the air, and a black mildew line where the water sits. Once it's packed in, the rollers ride on grit and the door gets heavier every month.

Track detailing is exactly what it sounds like: we vacuum the loose debris, scrub the channel with a track brush, rinse it, and towel it dry. Weep holes get cleared so rain drains out instead of pooling, and on request the track and rollers get a dry silicone spray — the kind door makers recommend, because oil-based sprays attract sand. We do the same for casement and single-hung window tracks.

It's tedious work that most cleaning services skip. It makes a visible difference and it protects the rollers, which are the expensive part.

  • Sliding-door tracks vacuumed, scrubbed and rinsed
  • Window tracks and weep holes cleared
  • Mildew line removed from the channel
  • Rollers and track dried to slow rust
  • Screen-door tracks included
  • A note on any roller that needs replacing

Step by step

Our process

Squeegee or water-fed pole is decided window by window. Read how we choose.

  1. 01

    Vacuum

Sand, leaves and dead bugs come out dry first.

  2. 02

    Scrub

A narrow track brush and cleaner loosen the mildew and salt crust.

  3. 03

    Rinse and clear

Channel rinsed, weep holes opened so water drains out.

  4. 04

    Dry and test

Track towelled dry and the door run back and forth to check it glides.

Common questions

Why does my sliding door stick even after cleaning the track?

If the track is clean and the door still drags, the rollers are worn or the track has a flat spot. We'll tell you if that's what we see; a door company can replace rollers for far less than a new door.

Is track cleaning included with window cleaning?

A quick wipe of the sill is included. Full track detailing — vacuum, scrub, rinse, weep holes — is a separate item because it takes real time on a big slider.

Do you lubricate the track?

We dry it and, on request, apply a dry silicone lubricant that doesn't attract sand. We avoid oil-based sprays for that reason.

How often should tracks be done?

Once or twice a year for most homes. Waterfront homes and homes with dogs going in and out all day get more sand and benefit from twice.
